Why Patios Turn Slippery in Autumn and How to Fix It
A patio that felt perfectly safe in August can become genuinely treacherous by the end of September. Nothing about the paving has changed. What has changed is how long the surface stays wet, and that is all the encouragement algae needs.
A slippery patio in autumn is one of the most common complaints North East homeowners raise once the evenings draw in, usually alongside a plan to attack it with a pressure washer. That plan is often the thing that makes next year worse.
Understanding what is growing, and whether it points to a deeper fault, saves both the paving and the repeat effort.
What Is Actually Growing on Your Paving
Homeowners tend to call everything green “moss”, but three different organisms behave in three different ways. Treating them identically is why so much patio cleaning fails within weeks.
Algae
Algae forms a thin green or black film across the surface. It sits on top rather than rooting in, so it does little physical harm to the stone. It is also, for its thickness, the slipperiest of the three. A film you can barely see is enough to send someone over on a wet step, which is why patios can feel dangerous long before they look dirty.
Moss
Moss builds up in cushions, usually in joints, along shaded edges and wherever debris collects. It holds water against the paving and widens joints as it grows. Moss is more visible than algae and easier to remove, but its favourite spots tell you something useful: moss follows moisture, so a line of it across open paving is worth investigating rather than simply scraping away.
Lichen and Black Spot
Those small black discs on sandstone are lichen, and they bond into the pores of the stone rather than sitting on it. Scrubbing and high pressure will pit the surface before they shift the growth. Lichen needs a proper biocidal treatment, dwell time measured in days or weeks, and often a second application. Patience works. Force does not.
Why September Changes Things in North East Gardens

Growth has been present all summer. Autumn simply removes the thing that was holding it back, which is drying time.
- The sun sits lower. Fences, walls and the house itself throw longer shadows across paving that caught full sun in July.
- Surfaces stay wet for longer. A patio that dried in an hour during summer can stay damp all day once temperatures drop.
- Leaves arrive. Fallen leaves hold moisture against the paving, block joints and drainage channels, and release tannins that stain porous stone.
- Air movement drops. Shaded corners with hedges or fencing close by have poor circulation, and algae thrives exactly there.
That combination is why the north-facing side of a patio can go green while the sunny end stays clean, on the same slabs, laid on the same day.
Cleaning Without Damaging the Paving
Most patio damage is self-inflicted during cleaning. A sensible sequence removes growth and leaves the surface intact.
- Clear leaves and debris first, since anything organic left in place feeds the next round of growth.
- Brush the surface with a stiff nylon broom. Regular brushing on its own prevents a surprising amount of growth from taking hold.
- Apply a patio cleaner or biocide suited to your paving type, and let it work for the period stated on the label. Many products act over several days.
- Pre-wet nearby planting and rinse off any overspray, keeping run-off away from ponds and drains.
- Rinse, then check whether joints need topping up and whether natural stone would benefit from resealing.
The Pressure Washer Question
There is a simple test before you reach for one. Press a fingernail into an out-of-the-way corner of the paving. If the surface grains scratch or dislodge, as they often do on weathered sandstone and limestone, leave the pressure washer in the shed.
A hose with a firm spray and a good brush cleans nearly as quickly on soft stone, without carving wand stripes into slabs or blowing jointing sand out of the gaps. Where a pressure washer is used, keep it on a wide fan, at low pressure, and at a distance.
What to Avoid Entirely
Vinegar and other acidic cleaners can permanently etch sandstone and limestone. Metal scrapers score both natural stone and porcelain. Household bleach damages surrounding planting and can discolour paving unevenly.
Porcelain is far more forgiving than natural stone here because it is close to non-porous, which is one reason it appeals to homeowners comparing patio installation options across the North East.
Surface Problem or Base Problem?
This is the part that saves money. Cleaning solves a surface problem. It does nothing at all for a fault underneath, and repeat cleaning every few months is usually a signal rather than a chore.
Growth is a surface issue if the paving dries within a few hours of rain, all slabs sit firm underfoot, and a proper clean lasts a full season or more.
Look closer if you notice any of the following:
- Water still standing in the same spot hours after the rain stops.
- A slab that rocks, clicks or moves when you step on one corner.
- Moss returning in the same line or patch within weeks of cleaning.
- Damp staining on the house wall where the patio meets it.
- Joints that keep washing out in the same place.
Each of those points to falls, jointing or the base rather than to algae. Water that has nowhere to go will always come back to the same spot, and the growth simply follows it.

When Relaying Beats Cleaning
Cleaning has a limit. Past a certain point, money spent on chemicals and weekends is money delaying an inevitable job.
Relaying is usually the better call when:
- The fall is wrong, so water runs towards the house or sits in the middle of the patio.
- Several slabs have dropped or lifted, which means the bedding or sub-base has failed rather than one slab being unlucky.
- Joints have failed across most of the patio and are letting water into the base.
- The paving is worn thin, spalling or cracked across multiple slabs.
- The layout has stopped working for how the garden is used.

Keeping a Patio Safer Through Winter
Once the paving is clean, a small amount of routine work through autumn holds the improvement.
- Sweep leaves off weekly rather than letting them mat down.
- Keep gullies, channel drains and gully gratings clear.
- Cut back overhanging shrubs to let light and air reach shaded sections.
- Prioritise steps, thresholds and the route to the bins, since those are where slips actually happen.
- Avoid rock salt on natural stone, which can cause staining and surface damage. Grit is the safer option on paving.
Steps deserve particular attention. A level patio gives you a chance to recover your footing. A wet step does not.
Getting a Straight Answer About Your Patio
A slippery patio in autumn is normally an algae problem, and a careful clean plus regular brushing will fix it. When the growth keeps returning in the same place, when water lingers, or when slabs have started to move, the surface is reporting a fault underneath and no amount of cleaning will settle it.
